Plans have been lodged with the council to turn a former barn into a four-bedroom holiday let with “excellent” views across the Ribble Valley.

The proposed site is at Higher Edge Farm in Tinklers Lane, near Slaidburn.

The barn is attached to a farmhouse and was previously used for livestock, but these plans will see it become a holiday let if approved by Ribble Valley Borough Council.

A planning statement said: “The let will be four bedroomed within its own curtilage. Our proposed development will conform to the very highest standard of design and will remain in-keeping with the local landscape and character, and will enhance the national landscape’s natural beauty.

“The second floor of the let will benefit from light from existing roof lights. The proposed open-plan kitchen/lounge area will have glass doors and windows, providing excellent views across the adjoining countryside for visitors.

“The proposed conversion is located a distance away from any nearby residential properties. The proposed works will not result in any measurable detrimental impact upon nearby residential properties or amenities.

“The overall appearance will demonstrate a simple, unobtrusive conversion.”

The statement continued by saying the building is currently dilapidated and in “clear need of a sustainable function.”

It adds the changes will not have any detrimental effect on the surrounding area, given the site’s location within the Forest of Bowland Area of Outstanding Natural Beauty.

Consultations have been sent to one nearby property as well as Lancashire County Council and Slaidburn and Easington Parish Council, who have until April 8 to respond.
